Proposal details
The purpose of this application is to create twenty (20) new lots through a Plan of Subdivision from PIN 42150-2328 which is the majority of an island south of Crow Rock Island on Lake of the Woods. The existing lot is approximately 36 hectares in size, with the largest proposed lot being 2.958 hectares and the smallest being 1.001 hectares. All lots have 60 metres or more of shoreline frontage and various depths from 69.63 metres to 238.30 metres. Currently nineteen (19) of the lots are vacant while lot 1 contains a dock and a cottage serviced by an existing septic system approved by the Northwestern Health Unit (NWHU). The lands are currently and proposed to be used for resource-based recreational use (cottaging) and will be sold as vacant lots. The lots are proposed to be serviced by individual onsite sewage and water systems (class IV septic and lake water). Development of cottages on each lot is expected. The island is approximately 25 km south of the City of Kenora and access to the island will be by water only from a local marina.
