Application 58-C-227771 was approved on September 16, 2022 subject to the following conditions:
- That this approval applies to permit to create a lot addition of 0.06 hectares to be transferred from PIN 62327-0077 to be added to PIN 62327-0078 while 0.85 ha would be retained, as applied for, in the above noted location in geographic township of Jacques in the District of Thunder Bay.
- That the following documents be provided for the transaction described in Condition 1:
- A copy of the application to transfer documents;
- A schedule to application to transfer on which is set out the entire legal description of the parcel(s) in question. This Schedule must also contain the names of the parties indicated on application to transfer; and
- A reference plan of survey, which bears the Land Registry Office registration number and signature as evidence of its deposit therein, illustrating the parcel(s) to which the consent approval relates; and/or a legal description of the lands to be severed which is acceptable to the land registrar.
- That the application to consolidate the parcels be prepared and an undertaking from the person registering the documents shall be required agreeing to register the consolidations once the land transfers have been registered.
- That the applicants confirm in writing that all existing buildings and septic systems are clear of the proposed new lot lines.

Original proposal
Proposal details
The purpose of this application is to sever 0.06 hectares from PIN 62327-0077 to be added to PIN 62327-0078 to accommodate an encroaching garage, cottage and large propane tank. The proposed severed lands are irregularly shaped with an area of 0.06 hectares and no shoreline frontage. The retained lot would be approximately 0.85 hectares with 105 metres of lake frontage and between 78 and 94.7 metres of depth. The lands to receive the addition are currently 0.57 hectares with 76 metres of lake frontage and between 81 and 100 metres of depth. The retained lands contain a dwelling, garage and two (2) ancillary buildings serviced by lake water and a septic system. The severed lands contain a portion of an encroaching garage, cottage and large propane tank associated with PIN 62327-0078 (lands receiving addition). Each of the lots is currently used for residential use, and no change is proposed.
