The minimum density targets around Transit Stations ought to require a minimum 30% allocation of affordable housing. This may include a mix of affordable ownership, affordable rentals, co-ownership housing, co-operative housing, rent-geared-to-income, community land trusts, etc. There should also be a certain allocation of all affordable units that go to marginalized groups, including, Indigenous people, immigrants, refugees, individuals who identify as members of ethno-cultural, Black and other racialized populations, LGBTQ2S people, persons with disabilities, people experiencing homelessness, children and youth in care, and people living in institutions.
